The Board needs to remain in public session to grapple with the hard issues that it has mismanaged or ignored.
1. As we issued in our media release, we believe the thousands of pages of comments provided to BCHD from surrounding neighborhoods speak for themselves and no further meetings are required. The neighbors in Torrance and Redondo Beach have been clear – BCHD’s proposal is TOO TALL, TOO BIG, TOO CLOSE TO HOMES. At 110-feet and 800,000 sqft, the project leers into residential neighborhoods, is larger than all of Beryl Heights, and fails to respect the elevated site.
2. 75% of BCHDs prospects for Developer/Owner/Operator withdrew citing 2 primary reasons – BCHD’s project has poor economics, and the functional design from the team is poor. We are disappointed that BCHD has wasted nearly $10M of our taxpayer resources developing a defective project as judged by a 9-to-3 vote of experienced developers.
3. BCHDs false statements about listening to the neighborhoods and modifying the project fall on deaf ears. Factually, BHCD abandoned the buffer zone, moved next to residential property, increased the height from 60 to 76 feet and then canceled the CWG. Then BCHD raised the height to 103-feet. BCHD also removed 160,000 sqft of underground parking for an 8-10 story parking ramp. In short, BCHD has not only failed to meet the needs of the surrounding community, but also acted malevolently.
4. The surrounding neighborhoods that have already lost $50M in property value stand united and resolute to oppose BCHD’s project until such time as it is in full conformance with RBMC. SHORTER, SMALLER, AWAY FROM THE EDGES OF THE SITE, FULL PROTECTION OF PROPERTY VALUES.
5. The District was formed for the benefit of the residents. BCHD is seating 100% of the damages in the surrounding neighborhoods, while tenants for RCFE are 80% non-resident, the service area for “allcove” is 91% non-residents and PACE is 96% non-residents. Residents of the District suffer 5 to 10 times the damage necessary due to BCHD’s Board’s ego and Geldgier to service 80-96% non-residents with our District assets and property taxes.
6. At such time as the Developer/Owner/Operator is named, we will discuss a meeting with the D/O/O and without BCHD so that we can speak candidly and determine future actions based on the D/O/O’s views from real world development experience.
