    CEO Bakaly testified to the RB City Council that it was his best judgement that Sunrise Assisted Living would terminate its agreement with BCHD if it could not get the FAR 1.25. That surely suggests that Sunrise's acceptance of the LOI and Lease were conditional on FAR 1.25. According to Redondo Beach City planning - a FAR 1.25 spot upzoning on BCHD will allow 540,000 - sf. After the demo of the hospital, that would be an additional 440,000 sf built. That would be over 2,000 sqft per each of the 217 assisted living units. We have discovered ZERO Sunrise developments that exceed 1000 sqft per unit on average.

    THIS STINKS. IT REEKS OF A BACK DOOR DEAL - WHICH WOULD CLEARLY BE GROUNDS TO VACATE THE EIR DUE TO PIECEMEALING. BCHD MUST SLITHER OUT OF THE SHADOWS.
